Rent a villa or apartment in Cannes with AEC Collection
In Cannes, everything is within a few streets. The Croisette unfolds its palace hotels and sandy beaches facing the bay: this is the Cannes of sea-view apartments, promenades and life that never stops. Behind, the Suquet hill preserves the soul of the fishing village from which the city was born, with cobbled streets, coloured façades and the old Mont Chevalier tower watching over the rooftops. For a quiet villa, you head up towards California and Super-Cannes, very verdant residential neighbourhoods where properties open onto the bay and the Lérins islands.
The choice depends on how you wish to spend your summer. An apartment on the Croisette to be on foot of beaches and restaurants; a characterful home in the Suquet for the light and charm of old Cannes; a villa with pool in California or Super-Cannes for the view, space and tranquility, whilst remaining minutes from the centre. Tell us how you spend your holidays, and we shall guide you to the right neighbourhood. Stays are booked by the week, the calendar and availability displayed are accurate, and reservations are made online.

Azure glamour, without forsaking Mediterranean ease of living
Cannes has made refinement a way of life, without ever relinquishing the gentleness of seaside living.
Born around a fishing village perched on Mont Chevalier, Cannes grew in the 19th century when European aristocracy made it their retreat. From this heritage, the city has retained a taste for fine establishments and an understated elegance. Each spring, the climb up the Festival Palace steps reminds us that cinema from around the world gathers here, but Cannes is far more than its red carpet.
For the rest of the year, the city breathes to the rhythm of the sea: the Suquet terraces, the old port and its shuttles to the Lérins islands in a quarter of an hour. Facing the open sea, the Sainte-Marguerite island unfolds its pine forest, its Royal Fort and its clear-water coves, just a stone’s throw from the bustle of the Croisette. Our villas and apartments here are chosen for their location, view and immediate proximity to the sea and Cannes’ way of living.
Cannes in high summer, Cannes in the off-season
The height of summer
In July and August, the Croisette lives barefoot. You move from sandy beach to sandy beach, morning swims before the crowds, days on Sainte-Marguerite island searching for a clear-water cove for snorkelling. In the evening, the promenade comes alive and the terraces are never empty. This is the season of great gatherings and evenings that stretch on, when the city gives its full light.
The shoulder seasons
In spring and autumn, Cannes recovers its calm and gentleness. The sea remains swimmable late in the season, the coastal and island trails can be walked without summer’s heat, and the hinterland opens up: Grasse and its perfumeries some twenty kilometres away, hilltop villages, restaurants easier to book. This is the time for slower stays, between heritage, markets and long late afternoons facing the bay.
Renting in Cannes: what we are asked
Which neighbourhood to choose in Cannes?
To be in the heart of the action and on foot of beaches, aim for the Croisette and its sea-view apartments. For the charm of old Cannes, the Suquet and its cobbled streets. For a villa with pool, space and a panoramic view of the bay, California and Super-Cannes, residential and quiet whilst remaining close to the centre. Tell us your priorities, and we shall guide you.
Can one rent a villa with pool and sea view in Cannes?
Yes. The heights of California and Super-Cannes concentrate villas with pools and views over the bay and the Lérins islands. At the seafront, the offer tends more towards fine apartments on the Croisette, often just minutes from the sandy beaches. Tell us what matters most, the pool, the view or proximity to the beach, and we shall search accordingly.
What is the best time for a stay in Cannes?
The height of summer, in July and August, for the full seaside life, beaches and days on the Lérins islands. Spring and autumn for the gentleness, the sea still warm in September, the hinterland and quieter stays. Blessed with a mild climate, Cannes can in fact be visited year-round.
How does the booking process work?
Stays are booked by the week, Saturday to Saturday or Sunday to Sunday depending on properties. You choose your week on the calendar, send your enquiry, and our team confirms availability. Booking is made online, with secure payment and the option to pay in instalments.
What capacity for a family or group?
Our selection ranges from apartments for a few to large villas for whole families. For a large group or a specific request, write to us: we also compose with off-market properties.
How does arrival on-site proceed?
You are welcomed by a local partner agency present on-site, who conducts the inventory and provides you with practical information. For certain properties, autonomous arrival can be arranged on request.
« In Cannes, location is everything. We choose each property according to exacting standards criteria, for the view, the tranquility and proximity to the sea. »
