3 bedroom villa with a swimming pool in Mougins

On the heights of Mougins, this stone mas benefits from considerable tranquillity whilst remaining close to local life: shops are 200m away and the sandy beaches of Cannes are 6km away. From the terrace, the view opens widely over the surrounding hills and the sea, a rare vantage point for a stay on the Côte d’Azur.

The building extends over 150m2 across 3 levels and retains the charm of Provençal houses, with its warm volumes and authentic materials. The living room and dining room form a generous living space, extended by a fully equipped open-plan kitchen that encourages shared moments. A separate television room offers additional space to gather quietly in the evening.

The bedrooms are distributed across the different levels and accommodate up to 6 people, each with its own shower room or bathroom to preserve everyone’s privacy. On the upper floor, the master bedroom benefits from a double bed and an ensuite bathroom with separate WC. On the garden floor, the two other bedrooms open directly onto the garden and pool, a real asset for children or early risers who enjoy making the most of the outdoors from the morning.

The 1000m2 plot leaves plenty of room for a private pool of 9 x 4m, which can be heated on request, as well as a shaded garden and a barbecue area. Parking within the villa grounds allows a vehicle to be parked without constraint.

This mas is particularly suited to couples or groups of friends seeking Provençal authenticity without sacrificing proximity to the coast. The balance between the tranquillity of the hills and rapid access to beaches makes it a suitable address for sociable and relaxed stays.
